Open calculatorHow to use these tools
Each calculator updates in real time as you type or move a slider. Start with the pre-filled example values to see how the math behaves, then replace them with your own numbers. Where a result depends on an assumption — a rate, a tax rate, a debt-to-income target — that assumption is an input you control rather than a hidden constant.
- Enter your own interest rate. These tools never pull or imply live market pricing.
- Results round only for display; the math runs at full precision underneath.
- Every calculator lists the assumptions behind its output and the limits of what it can tell you.
- Nothing you enter is submitted or stored. The calculations run in your browser.
What a calculator cannot do
A calculator models arithmetic. It cannot review a pay stub, read a title report, price a loan, or tell you whether a lender will approve a file. Income calculation alone varies enormously between W-2, self-employed, rental, and asset-based borrowers. Use these tools to frame the question, then bring the specifics to a conversation.
